Twin Oak Residential

This high-density residential project in the heart of Arlington (Rosslyn), VA presented challenges that encompassed not only the technical aspects of constructing a high-density apartment building with rooftop terraces in the middle of downtown, but also included a contentious public approval process, artist collaboration, and a very steep site.

Input from the neighboring citizen's associations and county staff over a period of several months improved the design to address their concerns. Our designers addressed issues of scale with the streetscape, connectivity within the neighborhood and an amenity courtyard area that is completely over a structured underground parking deck.

Street trees and artist David Chung's mosaic panels and benches help to humanize the street. A series of ramps and landings provide an inter-block pedestrian connection. And in the courtyard, depressing the garage roof slab allowed the creation of lush gardens, a pool, spa and sun deck area, a dining and lounging terrace, and a putting green.
