Village of Bayberry

New Castle County, Delaware has a complex and stringent new development code adopting the goals of the new urbanism. Our client did not feel comfortable with the market risks and the additional costs associated with the new urbanism. ParkerRodriguez successfully molded a master plan that both the County and developer fully embraced.

The South Village features a central park that provides a use for an environmentally sensitive aquifer recharge area. The recreation complex becomes a focal point for the southern portion of the community. The North Village features a parkway that link a proposed major regional park at the entrance to a series of parks, greens and commons that are the focus of smaller neighborhoods along the parkway. The town center features a shops, a town commons, an assisted living community, a higher-density pedestrian village, civic uses and a 700,000-square foot employment center that will employ over 2,800 people, one employee for every household.
