This former YMCA National Capital building was transformed into a 100,000 square foot boutique office building. The client requested that the existing predominantly hardscape site be converted into a premier landscape that compliments the surrounding Central Business District, 14th Street and Dupont Circle neighborhoods. The landscape design includes a lush streetscape which accentuates the entry yet provides ample opportunity to sit and relax outdoors.
The design concept solved grading challenges across the frontage using angular weathered steel planters that further complements the copper building facade and adds to the creative placemaking of the public realm. A small pocket park flanked with laser cut panels was designed in an alley and is enhanced with native perennials and grasses. The rooftop amenity terrace that extends from a penthouse conference facility and lounge incorporates lush plantings and outdoor work stations with magnificent views across the city.
The project is certified LEED Platinum.
